Flat Roof Repair and Replacement in Bristol

Flat Roofs That Stay Watertight

Flat roofs are everywhere in Bristol: rear kitchen extensions, garages, bay windows, loft dormers and the backs of countless terraced houses. They are also one of the most common sources of leaks we see, because old felt cracks, blisters and lets water sit in puddles until it finds a way in.

We carry out flat roof repair in Bristol on felt, EPDM rubber and GRP fibreglass roofs. Where a repair will hold, we fix it. Where the roof has had its day, we strip it back to the deck, replace any soft boards and fit a new system that is built to last.

Every job starts with a proper look at the roof, including the edges, upstands and outlets where most problems begin. You get a written quote before any work starts.

Common Flat Roof Problems

Flat roofs tend to fail in the same few ways. If you spot any of these, it is worth getting the roof checked:

Rear extensions on the terraces of Bishopston, Horfield and Easton often have felt roofs that are 20 years old or more. Loft dormers in Redland and Southville are another hot spot, because the flat roof meets tiles or slate and the join needs good lead flashing to stay dry.

Getting the fall right matters as much as the material. A flat roof is never truly flat. It needs a gentle slope to carry water into the gutter, and many failed roofs we see were laid too flat in the first place. When we replace a roof, we correct the fall so water runs off instead of sitting there.

Expert Advice

Why Flat Roofs Fail

Most flat roof failures come down to a few causes. Old single-layer felt becomes brittle and cracks. Water ponds where the roof has too little fall, speeding up wear. Edges, upstands and outlets are disturbed by movement and weather. The timber deck underneath rots once water gets in, making the roof soft underfoot. Understanding which of these is happening tells us whether a repair will last or whether the roof needs replacing.

Warm, Cold and Inverted Roofs

Flat roofs are built in three main ways. In a cold roof, insulation sits between the joists below the deck and the void needs ventilating. In a warm roof, insulation sits on top of the deck with the waterproofing above it, which keeps the structure warm and reduces condensation risk. In an inverted roof, the insulation sits above the waterproofing. When a flat roof is replaced, we usually recommend a warm roof build-up, and Approved Document L may require insulation to be upgraded anyway.

Getting the Details Right

A flat roof should never be truly flat. A gentle fall carries water to the gutter or outlet. Upstands where the roof meets a wall need to be high enough and properly sealed, usually with lead or a compatible flashing. Trims and drip edges must throw water clear of the fascia. These details matter more than the choice between EPDM, GRP or felt.

EPDM, GRP or Felt: Choosing the Right Flat Roof

The right material depends on the size and shape of the roof, how it is used and your budget. We explain the options honestly so you can choose what suits you.

Flat Roof Repair FAQs

Old single layer felt often lasts 10 to 15 years. A well fitted EPDM or GRP roof can last 25 years or more with very little maintenance, which is why most people choose one of these when they replace.

If the deck underneath is sound and the damage is limited to one area, a repair is often enough. If the roof is leaking in several places, holding water or feels soft underfoot, replacement is usually better value.

Both are excellent. EPDM is a rubber membrane that is quick to fit and very durable. GRP gives a hard, seamless finish that copes well with foot traffic. We recommend the one that suits your roof best.

It depends on the size, the material and whether the deck needs replacing. A small garage roof costs far less than a large extension.

Most domestic flat roofs on extensions, garages and dormers are replaced in one to three days, weather permitting.

Pooling, often called ponding, usually means the roof does not have enough fall or the deck has started to sag. It speeds up wear and is a common cause of leaks, so it is worth getting looked at.

Often, yes. Replacing a flat roof covering usually counts as renovating a thermal element, so Approved Document L may require the insulation to be upgraded. The work then needs building control approval unless the contractor can self-certify it through a competent person scheme.

It could. Asbestos cement sheets were widely used on garages and outbuildings until asbestos was banned in the UK in 1999. Do not drill, cut or break an old sheet roof. It should be tested first and handled under the Control of Asbestos Regulations 2012.
